Fire or smoke damage does not mean you have to rebuild first.
If the house is damaged, you can still ask us to look. You do not need to file a claim for our sake, and we do not want a policy number on the form. Damage, safety, and title decide whether an offer makes sense. There’s no obligation to sell.
Skip the policy number and the claim number. An address and what you already know are enough to ask. Condition, safety, and title decide whether we can make an offer.
Safety first
If the house is unsafe to enter, do not go in for our sake. A question can start with the address and what you already know. We are not an insurance company and we are not the fire department.
The same four steps
Step 1
Reach out
Share the address, the city, and what is going on. A date already printed on a notice is optional. Leave out Social Security numbers and account numbers.
Step 2
We look, then we call
If we can review the house, we call. The call is about your options. It is not an offer, and it does not stop a foreclosure, a tax sale, or a code case.
Step 3
You see the terms in writing
With a direct purchase, there's no listing agent to hire. Any fees, and exactly which closing costs are included, are in the written offer. Another arrangement, if we discuss one, has its own fees, also in writing.
Step 4
You decide
Understand your options. There's no obligation to sell. You can pause or say no.
Questions
Do you buy houses with fire damage?
We can talk about a house with fire or smoke damage. That is not a promise to buy it. Condition, safety, and title can all change whether a review goes anywhere.
Should I send my insurance policy number?
No. Please do not send policy numbers, claim numbers, or account numbers. An address and what you already know are enough to ask whether we can look.
