Zada Homebuyers is a private home buyer. We are not a government agency, not your lender, not a code enforcement office, and not a law firm or tax advisor.

Inherited a house you do not want to keep up?

A house can come with repairs, taxes, and relatives who live in different places. If keeping it is heavier than the family wants, Zada Homebuyers can look at a direct sale. We are not a probate court and we are not an estate attorney. We do not decide who may sign, and we cannot skip probate. Understand your options. There is no obligation to sell.

When the upkeep is the hard part

The grass still grows. The roof still leaks. The bills still arrive in a name that is gone. You do not have to live in the house, or love it, to ask whether selling it as it is is simpler than maintaining it. Repairs can wait until you know whether a sale is even something the family wants.

When more than one person has a say

Heirs often want different things, and that is normal. A sale needs the people who have authority to agree. We can talk with whoever is coordinating the family. We do not pressure anyone to sign, and we do not referee a disagreement. The estate papers, and a lawyer the family chooses, say who can sign.

Title has to be ready

Someone with authority has to be able to sign a deed. If probate is still open, or the title is unclear, we will say so. We do not promise clear title, and we do not offer a path around the court. If an offer is possible, the written offer is where the price, any fees, and exactly which closing costs are included.

Houses first

This page is for an inherited home in the Oklahoma City and Tulsa areas we already name. Tell us the address. We will say if we cannot review it.

If the inheritance is land rather than a house, you can mention that. This site does not have a land-buying program or a list of land we buy. We will tell you if we cannot help.

Take the time the family needs

There is no countdown here. Ask when you are ready. A conversation is not an offer, and there is no obligation to sell.

The same four steps

  1. Step 1

    Reach out

Share the address, the city, and what is going on. A date already printed on a notice is optional. Leave out Social Security numbers and account numbers.

  2. Step 2

    We look, then we call

If we can review the house, we call. The call is about your options. It is not an offer, and it does not stop a foreclosure, a tax sale, or a code case.

  3. Step 3

You see the terms in writing

With a direct purchase, there's no listing agent to hire. Any fees, and exactly which closing costs are included, are in the written offer. Another arrangement, if we discuss one, has its own fees, also in writing.

  4. Step 4

    You decide

Understand your options. There's no obligation to sell. You can pause or say no.

Questions

Who is allowed to sell an inherited house?

The people with authority under the estate papers. We do not decide that, and a call with us does not grant it. A lawyer the family chooses, or the court handling the estate, is the right place for that answer.

Can you skip probate?

No. We do not offer a way around probate or around a court. If title is not ready for a sale, we will say so. A deed still needs someone with authority to sign it.

What if several heirs have to agree?

A sale needs the people who have authority to be on the same page. We can talk with the person coordinating the family. We do not pressure anyone to sign, and we do not sort out family disagreements.

Do you buy every inherited house?

No. We can look at a house. Condition, title, and whether the right people can sign all matter. An offer, if we make one, is in writing. There is no obligation to sell.

What if the inheritance is land, not a house?

Tell us what it is. This site does not have a land-buying program or published land criteria. We will say if we cannot review it.

Ask for a call

Tell us about the house and the best number for a call. There's no obligation to sell, and this site does not send text messages.

For a phone call. We do not text from this site.
