Zada Homebuyers is a private home buyer. We are not a government agency, not your lender, not a code enforcement office, and not a law firm or tax advisor.

Facing foreclosure? Explore whether selling is an option before your auction.

Mortgage letters are unsettling. If a notice already shows an auction date, you can ask a private buyer to look at the house before that date. Zada Homebuyers is not your lender. Talking with us does not stop a foreclosure. Understand your options. There’s no obligation to sell.

Use the date on your own papers

Your notice is the source for whether a payment is late and whether an auction date exists. If it gives you a date or a way to respond, follow that paper. This website has not seen your loan.

A direct sale is separate from help with the loan

Your lender is who the loan is owed to. We cannot take a payment, change the loan, or file a court response. If you want to keep the house, talk with the lender and with a housing counselor or lawyer you choose. Asking us about a sale does not replace that.

See whether the numbers can work

Some owners hope a sale will cover the loan. The payoff, the price, and the costs decide that. Those numbers belong in a written offer, not in a headline. We will not tell you that you will owe nothing, or that you will receive money, before they are calculated.

Timing

We can work toward a fast closing, subject to title clearance and your situation. We do not publish a number of days, and a sale conversation is not a way to stop an auction by itself. Read the notice, and talk with your lender, on your own timeline.

The same four steps

  1. Step 1

    Reach out

Share the address, the city, and what is going on. A date already printed on a notice is optional. Leave out Social Security numbers and account numbers.

  2. Step 2

    We look, then we call

If we can review the house, we call. The call is about your options. It is not an offer, and it does not stop a foreclosure, a tax sale, or a code case.

  3. Step 3

You see the terms in writing

With a direct purchase, there's no listing agent to hire. Any fees, and exactly which closing costs are included, are in the written offer. Another arrangement, if we discuss one, has its own fees, also in writing.

  4. Step 4

    You decide

Understand your options. There's no obligation to sell. You can pause or say no.

Questions

Can selling stop the foreclosure?

Talking with us does not stop a foreclosure. A completed sale can be one way to deal with the loan, and it can also fall short of what is owed. Explore whether selling is an option before the auction date on your notice, and keep talking with your lender if you want to stay.

Will I still owe the lender after a sale?

That depends on the payoff, the price, and the costs in the written offer. We will not tell you that you will owe nothing, or that you will receive money, until those numbers are actually in front of you.

How fast can you close?

We can work toward a fast closing, subject to title clearance and your situation. We do not publish a number of days. A date on your notice belongs to the sender of that notice. Any closing date we agree on is in the written offer.

Ask for a call
